Palo Alto
The proposed development at 414 California Avenue is a six-story, mixed-use project featuring 10,000 square feet of ground-floor restaurant and market space, 14 affordable and market-rate rental apartments, and 23 for-sale condominiums.
Public-facing
Supported by 74 subterranean parking spaces across two levels, the building rises to a maximum height of 78’-6” (with an occupiable height below the high-rise threshold).
Located in the California Avenue Commercial District, the project aligns with city goals for infill density near transit and services. It requests rezoning to increase allowable residential floor area and height, consistent with broader housing and planning priorities.
The ground-floor utilizes both California Avenue and Mimosa Lane, complemented by widened sidewalks, seating, and landscaping to enhance the pedestrian experience and establish a gateway to the corridor.
A Golden Weave
The architectural design draws from the heritage of the Muwekma Ohlone Tribe, an indigenous tribe to the area, with a “Golden Weave” façade that provides a unique visual appearance and solar performance to the building.
